Fire safety and Dangerous Substances

Under the Fire (Scotland) Act 2005 and Fire Safety (Scotland) Regulations 2006, you are responsible for fire safety within your property. This includes carrying out a Fire Safety Risk Assessment for your property and your materials or activities. Nearly every building will be required to have some form of fire detection and alarm system. The Scottish Fire and Rescue Service is the body responsible for enforcing fire legislation within Scotland and they may visit your premises to ensure that you have taken the necessary precautions to manage fire hazards.

Where there is a shared fire alarm system or emergency lighting, this will normally be regarded as common to all tenants and the Council may choose to make arrangements for maintenance and testing of the equipment on everyone's behalf.

Dangerous Substances

Fires and explosive atmospheres can be caused by flammable substances or combustible dusts.

The Dangerous Substances and Explosive Atmospheres Regulations 2002 (DSEAR) applies to the use and storage of dangerous substances (eg petrol, acetylene)
