Heating, ventilation, and air conditioning (HVAC), and extraction
Commercial properties must have proper ventilation throughout and temperatures must be maintained at a comfortable level.
The Workplace (Health, Safety and Welfare) Regulations 1992 sets out the Approved Code of Practice and guidance for how to comply with the law during your tenancy.
HVAC and extraction systems used to mechanically stabilise the environmental or climate conditions of a premises must be safe, in a good state of repair, efficient, and effective. Adhering to an HVAC maintenance checklist will assist with this. Servicing records should be kept for each system or system component.
Each HVAC system will have its own set of maintenance requirements given its design and/or use (for example, air conditioning systems over 12kW need to be inspected by regulated organisations). Specifics for each system or component should be confirmed, and reflected in the maintenance plan.
