Internal fire risk assesment
The Scottish Government introduced new fire safety legislation which is designed to protect people from the risk of fire and to make homes safer. As part of the new legislation a Cladding Remediation Programme has been set up and fire risk assessments must be done on buildings of a certain height, age and/or construction. Kirkgate House meets the criteria to be included in the programme so we are organising an internal fire risk assessment of the block.
This will look at
- flat entrance doors
- internal doors
- internal layout of the flats (distances, escape routes etc)
- fire separation of the flats and common parts (walls, ceilings, services etc)
- alterations that may compromise fire compartmentation
- current fire detection arrrangements
- existence of fire suppresion systems.
We want to reassure you that inclusion in the programme is due to a combination of factors including the height, age and/or construction of the block meeting the eligibility criteria.
Next steps and timescales
The assessment will be done by our contractor, Osborn Associates, and they will make recommendations for any repairs and improvements. We'll will share the results with you when they're ready.
Information for owners
There is no cost to owners for the assessment, however owners may be liable for their share of any recommended repair work.We'll be in touch once we have the results.
