The redevelopment of Liberton Hospital is a Council led regeneration project which aims to deliver new homes and a focus increasing the biodiversity of the area.

On 31 March 2023 , we were successful in purchasing Liberton Hospital and the neighbouring Scottish Blood Transfusion site that is situated off Lasswade Road. This has created a unique opportunity to engage with the local community to create a masterplan for the site.  

The aim of the development is to deliver new homes for Edinburgh, including circa 50% Affordable Housing (Social Rent or Mid-Market Rent). 

A draft masterplan has been developed with significant community involvement and it will ensure that the Principle of Placemaking remains at the heart of the development. The site will be well-connected to the wider community, embracing the City Mobility Plan and City Plan 2030 whilst also delivering high-quality public realm.

Construction access will be from Lasswade Road.

The Council is progressing a procurement process to appoint a Development Partner. The Development Partner will undertake the detailed design of the whole site with further community engagement and then submit the masterplan for Planning Approval. Once the plans are approved, the Contractor/Partner will construct the Affordable Homes for The Council and develop and sell the remaining 50% of the site for Private Homes for Sale/Rent. 

The procurement is published on the Public Contracts Scotland website. There will be community involvement in the Tender stage.

The project will retain historic structures. We recognise that the importance of the Edwardian hospital building, formal gardens, gatehouse and boundary wall.
