Work done without a building warrant and expired warrants

If you start building operations without having obtained the required Building Warrant, you may be liable to a fine of up to £5,000 plus an ongoing fine for every day you commit the offence. Extra costs may be incurred to make available areas of work for inspection. Not having a Building Warrant may affect your ability to sell your house or commercial property.

Any work carried out without a Building Warrant.

Apply for a completion certificate where no Building Warrant obtained

Submit your application online at the eBuildingStandards website using the above link and creating an account. Drawings, specifications and a fee will be required to enable you to submit your building warrant application.

Alternatively, you can submit your application by downloading Form 6 from the Scottish Governments model forms. This should be printed, filled out and submitted along with the relevant drawings, specification and fee to this department at the address at the bottom of this page.

Apply for a property inspection

A Building Standards surveyor will contact you to arrange an inspection within 14 days. Once the work has been inspected you will receive a letter advising whether works will require further action.
