How to register

Most landlords in Scotland must register with their Council to ensure that they are a fit and proper person to let property.  It is the owner of the property who must apply. 

Owners must declare any agent they use to rent their property. 

An agent may be a

  • letting agent
  • solicitor 
  • friend 
  • relative

who manages the property for you by arranging repairs and collecting the rent.

Some landlords don't need to register.  Please see the Landlord Registration website if you are unsure if you need to be registered. 

The maximum fine for operating as an unregistered landlord is £50,000.


There are three ways to register

  1. Visit the Landlord Registration website, where you will get a 10% discount on your fee. Please note this is a new Scottish Government Landlord Registration website. We are working with the Scottish Government to address any issues as quickly as possible. This is self-service website allowing you to complete a new application and renew your existing Landlord Registration.  If you experience any difficulties whilst using the website please get in touch using contact details below.
  2. Print the forms below. Read the supporting document first to ensure you complete all the required forms.
  3. Contact us to request a paper form using the details below.

Registration fees

The fee for registration is £55 plus an additional £11 per property. All discounted fees can be found on the Landlord Registration website.

Finding a landlord's contact details

Visit the Landlord Registration website to check if a landlord of a specific property is registered and to find out how to contact the landlord.  If the property does not appear to be registered, please contact us.
