Short Term Lets Licensing

The Scottish Parliament approved the short term lets legislation on 19 January 2022.  Edinburgh Council  is required to establish a short term lets licensing scheme by 1 October 2022.

The Council is preparing for the administration of the new licensing scheme and will be developing any required policies such as licence duration, temporary exemptions, temporary licences, and the setting of fees.

Existing hosts and operators will have until 1 April 2023 to apply for a licence.

All hosts and operators need to have a licence by 1 July 2024.

Existing hosts and operators

You are an existing host or operator if you have already been using your property to provide short term lets prior to 1 October 2022.  Existing hosts and operators have until 1 April 2023 to apply for a licence however, you will need to be able to prove that you used the property for short term lets during this time.  

New hosts and operators

If you were not using your premises to provide short term lets before 1 October 2022, you cannot take bookings or receive guests until you have a licence.
