Western Villages sits to the west of Granton Waterfront adjacent to Forthquarter Park and a short walk from the promenade. work is well underway to deliver around 450 homes including

  • social rent homes affordable to people on low incomes
  • mid-market rent homes for households on low to middle incomes
  • homes for sale.

Having these different types of housing in a development is important for building a strong inclusive mixed community. All homes will be built to the same standard and will be ‘tenure blind’ meaning there will be no visual design distinction between the different types.

To meet the needs of a wide range of people, at least 20% of the homes will have three or more bedrooms to cater for mixed family groups. We'll also have 10% of the social rented properties designed to suit people with disabilities or wheelchair users.

The homes will be 'net zero carbon', meaning heat and hot water will being generated from renewable sources. The landscape will be designed to be permeable, meaning it will be absorbent of surface water rainfall helping towards preventing flooding and increasing sustainability standards.

Alongside delivering homes, there will be a new segregated cycle lane running from Pennywell roundabout to the promenade and also linking to Forthquarter Park, making it safer to walk and cycle this route. While some areas of the existing parkland in the middle of the site will remain wild for habitat protection, there will be improvements to paths and the creation of outdoor natural play.

The first residents are expected to move in Autumn 2023.
