Work that does not need a Building Warrant

There are some building works that householders can carry out that do not require the granting of a Building Warrant and the acceptance of a Completion Certificate.

There are limits on the size of the building and requirements regarding the position of the building relative to the boundary and the house.

Detached Garages and Garden Huts

Detached garages and huts that meet the following do not need the granting of a Building Warrant and the acceptance of a Completion Certificate.

Height: Single storey
Size: Must not exceed 30 sq. m.
Position: The building must be a prescribed distance away from the house and/or the boundary
Heating: Only electrical heating appliances may be installed

Detached Car Ports and Covered Ways

Detached car ports and covered ways that meet the following conditions do not need the granting of a Building Warrant and the acceptance of a Completion Certificate.

Height: Single storey

Attached Conservatories Porches, Greenhouses, Car Ports and Covered Areas

Attached conservatories, porches, greenhouses, car ports and covered areas that meet the following conditions do not need the granting of a Building Warrant and the acceptance of a Completion Certificate.

Height: Single storey
Size: Porches or conservatories must not exceed 8sq.m., all other types of building must not exceed 30sq.m.
Heating: Only electric heating appliances can be installed
Position: Conservatories and porches should be not less than 1m. from the boundary
