Organising communal maintenance and repair could be a frustrating, time and energy consuming task.  You may want to employ a special property agent known as a factor to manage your tenement.  You can find them in Yellow Pages under Property Management, Estate Managers, Estate Agents, and Property Factor.

The quality and quantity of services they provide vary but in general they should be able to provide the following services:

• Organise common repairs, stair cleaning, garden maintenance, building insurance;
• Organise stair meetings and give owners a chance to talk over tenement management issues;
• Dealing with contractors and make sure you receive quality assured service;
• Collecting everyone’s share of the bills.

Most factors require all owners in the block to sign up for their services.  Almost all of them charge monthly management fee, in addition you will pay for repairs, maintenance, insurance and VAT.
