ESP survey

After your tenement has successfully signed up to the partnership, our Building Surveyor will carry out an inspection of the property and give you a report with repair recommendations and cost estimates. The survey is repeated every year.

Access
The Building Surveyor will require access through your loft hatch to your roof and through your stair door to the back green. Keys and access will be requested through your stair representative or another occupier in the building.

Surveying
The Building Surveyor is fully trained and equipped for the safe inspection of your building, particularly the roof. The inspection is non-intrusive, but will provide a comprehensive assessment of the condition of the building.

Condition
The condition of the following elements will be recorded during the survey:

The roof

  • pitched roof coverings
  • flat roof coverings
  • chimneys
  • parapet walls
  • cupolas and rooflights
  • rainwater goods – gutters, flashings, outlets

The walls

  • all elevations – stone, render, brick
  • downpipes
  • openings – window conditions are not part of this survey
  • access – front & rear stair doors

The common stair

  • access / Entry systems / Common doors
  • stair landings / stair windows

The exterior

  • boundary walls, fences, gates, paths, gardens

Note: Flat interiors and windows are private to the individual properties and are not inspected as part of this survey.

We also assess your building’s suitability for energy efficiency measures, such as roof insulation and draught-proofing etc. We offer tips on regular checks to make sure that minor repairs don’t spiral out of control and become major, costly repairs.

History

Please let us know, prior to the survey, if there are any problems you would like us to pay particular attention to.

Security

All visitors to your home will carry City of Edinburgh Council identification. It is strongly recommended that you ask to see this before you let them into your home
