Giving your landlord notice

To end a tenancy properly there are certain steps that either your or your landlord must take. Never just walk away from a tenancy. Your landlord could take you to court for not completing the contract (lease) that you signed. Even if your initial period of let is approaching you will still be expected to give written notice to your landlord.

Before the end of the initial period of let                                 

If you want to end your tenancy, you need to follow the rules laid out in your lease or you could agree with your landlord to end the tenancy early. In these cases the landlord may ask you to continue paying rent until another tenant is found or they may ask you to pay for the re-advertising costs.

At the end of the initial period of let

Your lease should tell you how much notice you need to give your landlord.  If your lease does not give a notice period it's usual to give one months notice in writing. Always give notice to end your tenancy in writing.
