Before you move in to your property your landlord should have made a list of all furniture and appliances left in the property and noted their condition.
A good inventory should include:
-
A description of the interior condition of the property, condition of the decoration and fixtures and fittings
-
A full list of all the contents, excluding those items which are non-essential, such as living plants and magazines
-
Gardens and outbuildings
-
Readings for utilities
-
List of keys handed over
What is not usually included
-
Items that are visibly packed for storage
-
Cleaning products and consumables
-
Cellars, lofts and attics
When you move in:
-
Take time to check and agree the inventory with the landlord
-
If there are any discrepancies get these changed and agreed with the landlord at the time or within seven days of moving in
-
Any existing damage should be clearly noted
-
Take a note of any gas or electric meter readings
-
Keep a note of how many sets of keys you were given
-
Make sure you receive a copy of the inventory
-
Take note of the location of furniture within the property as you may be charged for moving furniture back to its original location
It can be useful to take dated photographs of each room when you move in so you have evidence of the condition of the furniture/fittings when you moved in.
